Burleson prices stayed flat while sales and pendings moved up

The Real Estate Data Aggregator counted 300 homes sold in ZIP 76028 in the three months ending August 31, 2026. That is up 5.6% from the same months a year before. More homes are trading hands, but prices are not running away from buyers.

The Real Estate Data Aggregator put the median sale price in 76028 at $363,000. That is down just 0.2% from a year ago. Prices dipped a little, but the drop is small enough that sellers are not giving much ground.

Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% year over year through July 2026. Burleson did not match that pace. Local demand is steady, but it is not pushing prices higher the way some other markets are seeing.

The Real Estate Data Aggregator counted 326 pending sales in 76028, up 5.2% from a year before. Homes are also selling faster. The median days on market fell to 48 days, which is 7 days shorter than the same period in 2025. So buyers are making decisions more quickly now.

The Real Estate Data Aggregator showed 303 homes for sale in 76028, down 1.9% from a year ago. New listings also slipped, down 0.6% to 333. Months of supply came in at 3.1, down 0.2 months from a year before. There are fewer homes to choose from than there were last year.

How sellers and list prices are holding up

The Real Estate Data Aggregator found the average sale price came in at 98.4% of list price. That is up 0.1 points from a year ago. Sellers are getting close to what they ask. Not every home sold above list, though. Just 7.7% did, down 3.2 points from last year. Pricing right matters more than ever.

Meanwhile, Freddie Mac put the 30-year fixed mortgage rate at 7.40% as of October 8, 2026. The 15-year fixed averaged 6.73%. Realtor.com reported rates topped 7% for the first time since January 2025. Higher borrowing costs are a real factor for buyers right now.

Realtor.com also reported that 20.8% of listings nationally saw price cuts in September, the highest share since October 2022. In 76028, only 7.7% of homes sold above list. That tells a similar story: sellers who price carefully are the ones closing deals.

What this means for you in Burleson

More sales and more pendings tell you demand is real. Prices barely moved, which means neither side has a big edge. Homes are selling faster, but not every home goes under contract quickly. The Real Estate Data Aggregator found only 23.3% of homes went under contract within two weeks of listing, down 4.8 points from a year ago.
